There are precautions that a buyer should consider when selecting a Home Inspector. While a majority of Realtors and Inspectors are trustworthy, there may be a few that will compromise their integrity.
Beware of "sweetheart" deals between the Inspector and Realtor.
No Realtor wants to lose a sale because of defects that a Home Inspector might discover. Generally, a fairly large commission is at stake. Some Inspectors may be willing to overlook defects or "tone down" their reports to secure the Realtor's referral for future work. The Realtor holds considerable influence over the Inspector and sometimes this is abused. The Maine legislature recognized this problem and has recently passed a law that prohibits Realtors from recommending a Home Inspector. Most Realtors realize that a good home inspection protects everyone involved including the buyer, the seller, and the Realtor.
Beware of Inspector "short lists".
Some Realtors may develop of list of "friendly" Inspectors and will ask the buyer to choose from this list for the home inspection. You, as a homebuyer, should not rely upon a Realtor's "short list" but make your own decision. Go to the yellow pages in your local telephone phone book and find a home inspector with which you are comfortable or ask friends, neighbors or business associates if they can recommend one.
Beware of overnight start-ups.
The State of Nebraska does not have laws that regulate home inspections or inspectors. Anyone can become a inspector even if they no training whatsoever. There is no testing or certification required in Nebraska. Be careful when employing someone who has been in the inspection business a very short period of time. Ask for trade association affiliation and certification.
Beware of inspectors or inspection companies that may have a conflict-of-interest.
There are inspection companies where a conflict-of-interest appears to exist. If an inspector or inspection company (or has a sister or parent company) offers home repair, remodeling, cleaning or other home services, they may have a conflict-of-interest. Some may attempt of sell services based upon negative information or alleged defects on the inspection report.
