Property Preservation
Inspection Associates Inc. has employees that have worked for several companies performing Property Preservation services. The properties were either owned by Housing and Urban Development or bank REO property. The following services were performed on Single Family Properties per work orders received or standard requirements:
1. Photographs were taken before and after any work were performed.
2. Initial Property Inspections for bank REOs.
3. Conveyance Property Clearance Inspections.
4. Inspection of subcontractors' performance (such as completion of clean outs; roof repairs; yard clean-ups, etc.).
5. Cash for Keys: Worked as an agent for banks to negotiate with homeowners that were in foreclosure to surrender to us the keys in return for a check from the Bank.
6. We placed orders with utility companies to disconnect or connect depending on the circumstances. Transferred utilities to the appropriate party. If the electricity was on, we determined that the property has a sump pump and whether it is functional or not.
7. Initial Securing to include rekeying of door locks; padlocking Outbuildings and Garages; Boarding of Windows and Doors if needed. Locking or replacing windows.
8. Installed lock boxes on the properties with keys for realtor access.
9. REO Clean outs and Initial Clean outs: Removed all interior and exterior debris and trash from the property, and completed a thorough cleaning of the interior (dust mopped and removed cob webs, wiped windows and walls, vacuumed and wet mopped floors, cleaned and disinfected light switches, door knobs, appliances etc.) cleaned up leaves, twigs in the yard then mowed and trimmed shrubbery to leave all properties in ready to show condition. We also removed carpeting, repaired tears in vinyl and carpet in some cases. We made repairs to the plumbing, patched drywall, removed graffiti, and replaced broken glass.
10. Recruited and managed clean-out crews.
11. Winterized vacant property in the fall and winter which required air compressor, hoses, couplings, tools, caps to cap off lines, etc. The winterization process includes: water service was shut off at the meter. We then used an air compressor to pressurize the system to determine if there were leaks. Water heater energy source was turned off. All faucets were opened before removing water from water heater to allow air to displace the water. Toilets and tanks were flushed and remaining water removed. The meter was disconnected so water could drain. Compressed air was used to blow the lines of water. The main line was then capped.
12. Removed health hazards, made repaired and resolved safety issues found including paint, chemicals, clothes lines, mold, holes in yard, etc.
13. Removed cars and machinery from the properties as required.
14. Performed weekly grass cuts and snow removal as needed.
15. Checked to see if property was free from damage including from water, freeze, flood, earthquake, tornado, wind, hail, lightning, explosion, vandalism, roof damage or deterioration.
16. Checked to see if there were any outstanding code violations.
17. Estimated damage and repairs needed on the properties.
18. Hired Sub-Contractors to perform roof replacements, water main replacements.
